Lifing Studies:

Various client specific, publicly available, and internal proprietary data is analyzed in order to conclude the useful life for a specific asset or group of assets. Lifing Studies are beneficial for setting expected normal useful lives and remaining useful lives for financial reporting purposes, planning for rebuilds and retirements, appealing personal property tax assessments and other purposes.

Obsolescence Studies:

Various client specific, publicly available, and internal proprietary data is analyzed to conclude on potential functional and/or economic obsolescence deductions for a specific asset or group of assets. Obsolescence Studies are beneficial for appealing personal property tax assessments, helping establish remaining useful lives, and other purposes.

Asset Segregation and Verification Studies:

Various proven methods are utilized to verify the existence of assets at the facility, reconcile the assets to the fixed asset records, eliminate “ghost assets”, and re-classify assets as appropriate. We take an engineering related approach which analyzes assets in appropriate detail and goes beyond the “low hanging fruit.” Asset Segregation and Verification Studies are beneficial for appealing personal property tax assessments, meeting the reporting needs of Sarbanes Oxley, and several other reasons.

Cost Segregation Studies:

Valcon Partners, Ltd. affiliated professionals assist clients who have built a new facility, remodeled an existing facility, or purchased a facility by providing cost segregation studies which maximize tax depreciation and potentially minimize property tax by allocating building and improvement costs among various tax categories. The approach utilized includes the following major activities:
